Water heaters rarely fail politely. One morning there’s no hot water, or there’s a puddle spreading across the garage floor. Either way you need a decision quickly, and the decision is usually repair or replace.
We’ll tell you honestly which one your unit needs. A heating element or thermocouple on a six-year-old tank is worth fixing. A rusted tank at year twelve is not, and no repair will change that.
Age decides most of it. A conventional tank in Los Angeles County lasts eight to twelve years, and less than that where the water is hard, which covers most of the foothills, the Crescenta Valley and the Santa Clarita Valley. Under eight years, a repair usually makes sense. Past ten, money spent on a repair is money spent twice.
Leaking from the tank body itself is the end of the conversation. That’s corrosion through the steel, and it cannot be patched.
We stock the common sizes and can replace most failed units the same day. Sizing matters more than people expect: a 40-gallon tank that was right for a family of three in 1998 is not right for the same house with two added bathrooms and an ADU.
Every installation is brought up to current code, which in California means proper seismic strapping, a drain pan where one is required, correct venting and an expansion tank on a closed system.
Tankless units heat water on demand, so you don’t run out and you’re not paying to keep 50 gallons hot all night. They last longer than a tank, often twenty years, and they free up the floor space in a garage or closet.
They’re not right for every house. Sizing has to account for how many fixtures might run at once, and a gas tankless unit usually needs a larger gas line and different venting than the tank it replaces. We’ll tell you what your house actually needs before you commit to the upgrade.
Much of Los Angeles County runs hard water, and the foothill communities and Santa Clarita Valley run harder than most. Dissolved minerals drop out of suspension when water is heated and settle as scale on the bottom of a tank or inside a tankless heat exchanger.
That scale insulates the burner from the water, so the unit runs longer to do the same work, costs more to operate and wears out early. The rumbling or popping sound from an older tank is water flashing to steam under a sediment layer. An annual flush is the cheapest maintenance in plumbing and it adds years to the unit.
Eight to twelve years for a conventional tank, and toward the lower end of that in hard-water areas like the Crescenta Valley, the foothills and Santa Clarita. Tankless units commonly run twenty years when they’re descaled annually. Flushing a tank once a year is the single biggest factor in getting the high end of that range.
Usually, yes. We stock the common tank sizes, and a straightforward like-for-like replacement is typically done in a few hours. A conversion to tankless, a relocation or a unit that needs gas line or venting work takes longer and sometimes a permit.
It depends on the house. If you run out of hot water regularly, have the space constraint, or plan to stay in the home long enough to earn back the higher installation cost, it’s a good move. If your gas line and venting need upgrading and you’re two years from selling, a good tank is the smarter buy. We’ll give you the real numbers for your house, not a pitch.
Sediment. Minerals have settled into a layer on the bottom of the tank and water trapped underneath flashes to steam when the burner fires. It isn’t dangerous on its own, but it means the unit is working harder than it should and the tank bottom is being stressed. A flush usually quiets it, and if it doesn’t, the buildup is advanced.
In most Los Angeles County cities, yes, and the inspection covers seismic strapping, venting, the relief valve and the expansion tank. We pull the permit and handle the inspection as part of the job.
